How it actually works

A modular house unit runs about ₩6–10M per pyeong (₩30M–₩120M for the structure). But foundation work, transport, installation, and permit overheads add 20–40% to the completed cost, and buying land can make land cost 60–80% of the total budget. You can't just place one on farmland or forest — farmland conversion and development-activity permits (hundreds of thousands to tens of millions of won) are required, and a landlocked or sloped site adds tens of millions in civil-engineering costs. Insulation, noise, and resale value vary widely by builder and land conditions.
